Developers reveal details of new Calderwood hotel proposal
A new hotel proposed for the controversial Shellharbour development area, Calderwood, will include a kids' playground, beer garden and bar and dining area.
The plans, lodged with Shellharbour City Council, also include a gaming room with 20 poker machines, which the council said "appears to be contradictory to the intent of providing a family-based local pub for the benefit of the surrounding residential areas and future residents".
In pictures accompanying the plans, the hotel appears to be named the Fig Tree. However, the written proposal says "a building identification sign is proposed naming the building 'Calderwood Tavern'."
According to the plans, the proposed development is a single-storey pub which will have an entry lobby fronting Escarpment Drive.
There will be a main bar and dining, a beer garden and kids' playground, toilets and parent amenities and outdoor seating overlooking the proposed beer garden and community open space.
The 20 poker machines will be in a 120sqm gaming area and the council has asked the applicants to ensure this is in the public interest, and said they must justify this inclusion by exploring the potential social impacts on the future population of Calderwood.
In response, the developers acknowledged "minor negative impacts" of the "general consumption of alcohol and engagement in gambling activities" and the "resultant risky drinking and gambling behaviours".
They said these risks would be considered further as the project moves through its licensing application with the Liquor and Gaming NSW and the NSW Police.
"However, for the purposes of this planning application, it is considered that for a venue of this size, the potential risks can be monitored and controlled satisfactorily, and that the benefits that arise as a results of its development outweigh those risks," the plans said.
Developers also said they plan to build 44 car parks for the site, despite the project requiring 92 parking spaces under Shellharbour's development control plan.
They said the lower number of spaces was justified, as "a high percentage of patrons that would walk, therefore lowering the potential demand".
They also said it was "reasonable to assume an occupancy rate of 2.5 persons per vehicle be applied to this development, on which basis, the parking requirement would reduce to 37 spaces".
The pub is proposed to operate from Monday to Saturday from 10am to 3am and Sunday from 10am to 12am.
More than 150 construction-related jobs will be created by the development, and ongoing permanent and casual staff "will be of a similar number", the plans said.
